The view alone is worth the visit
This is a 19th-floor studio at Garneau Towers with two large east-facing windows looking across the Garneau rooftops and river-valley canopy toward the skyline, bright, sunny mornings included.
A smart, flexible layout.
One open, continuous living space you can arrange however you like, bed by the windows for the view, or tucked toward the kitchen side, plus a semi-open galley kitchen (stainless sink, full-size fridge and range, glass-tile backsplash, tiled floor), two entry closets plus built-in shelving, and a renovated-look bathroom with a full tiled tub surround. Wood-look flooring throughout; baseboard heat with its own thermostat.
The building:
secured entry, renovated lobby, three elevators, fitness centre, a landscaped courtyard with BBQs and picnic tables, and a big shared laundry room (15+ washers, 15+ dryers, no waiting).
Heat and water are included in the rent, you only pay electricity.
Pet-friendly ($35/month per pet), and a 4-level covered parkade sits directly behind the building (about a one-minute walk through the back entrance; residents arrange parking directly with the parkade).
The location is the point: you're in Garneau, a short walk to the University of Alberta, U of A Hospital, Health Sciences LRT, Whyte Avenue, and the river valley trails.
The deal built for the academic year:
- Take over the lease with a term ending May 31, 2027. you're free exactly when the school year ends. No paying rent through a summer you won't be here for.
- Your first two months are paid by me (the current tenant), arranged directly with you.
- Rent is $1,268/month, with two months covered, a Sept 1 → May 31 stay works out to roughly $987/month effective.
- Move-in available now; perfect for a September 1 start.
Ideal for a student, grad student, medical resident, visiting researcher, or university staff who wants a quiet, secure high-rise steps from campus — on a lease that matches the academic calendar.
How it works: this is a lease assignment with the building's professional property manager — you view the suite, apply through their standard application/screening, and on approval the lease (to May 31, 2027) transfers to you. I cover your first two months as agreed between us. Viewings are easy to arrange on short notice, my on-site contact lives in the building.
Email [email protected] with a bit about yourself and your ideal move-in date, and I'll set up a viewing.
